Common home repairs in the Evergreen State

In Washington, the influence of the weather on your home's systems is hard to ignore. From frequent rain and occasional snow to the damp, chilly air, homeowners often rely heavily on their HVAC (heating, ventilation, and air conditioning) systems to stay comfortable. Whether it's keeping your home warm during the winter months or cool during those few sunny days, a breakdown of your HVAC system can be a major inconvenience. With a home warranty plan, you can help ensure your HVAC system stays running without draining your bank account.

A home warranty can help you cover these repairs and other common household systems and appliances that may fail over time, such as refrigerators, water heaters, washers, dryers and electrical systems. When things go wrong, you no longer have to deal with the hassle of finding a qualified service technician yourself - simply call your home warranty company, and they’ll help you handle the rest.

Whether you live in Seattle, Olympia or Spokane, your home appliances will be part of your everyday routine. When your washing machine, fridge or plumbing breaks down, your home warranty plan can potentially cover the repair costs, leaving you free from the burden of large out-of-pocket expenses. Whether you're a new homeowner or you have lived in Washington for quite some time, this kind of peace of mind is priceless.

What to look for in a home warranty company in Washington

When shopping for a home warranty, clarity is important. Choose a company that offers easy-to-understand coverage and clear plan options. You should also look for companies offering workmanship guarantees and a strong network of service providers across Washington to ensure fast and reliable repairs when needed. Here are some other factors that you should consider:

Service fees: Review the service fees associated with your plan. These are the amounts you'll pay out of pocket when a technician visits your home. Different plans have different fees, so read the fine print before signing.

Service techs: Ensure the company has a broad network of experienced service technicians in Washington who are licensed and insured. An extensive, skilled network is essential for timely and high-quality repairs.

How to use reviews and testimonials to guide your decision: Whether searching for a home warranty provider in the Puget Sound area or a more rural region like Walla Walla, online reviews and testimonials can provide helpful insights. Be sure to evaluate the quantity and quality of reviews. A company with only a handful of reviews might not have a solid reputation. Don't be swayed by a few negative reviews either—look at the overall trend and consider both positive and negative feedback. Multiple sources will give you a clearer picture of the company's reliability.

The role of consumer reports and industry ratings: In addition to user reviews, look at expert ratings from consumer platforms like ConsumerAffairs. These can help you assess the reputation and performance of home warranty companies from verified customers.

Frequently asked questions

Still have questions?

Let us know how we can help.

When can you buy a home warranty in Washington?

In Washington, you can buy a home warranty at any time, regardles of the age of your home or how long you've lived there.

What is a home warranty?

A home warranty is a service agreement between a homeowner and a company that states the terms under which the company will help cover the repair costs of home systems and appliances for a given period.

How long does a home warranty last in Washington?

The typical length of a home warranty agreement in Washington is one year.

Which Washington home warranty covers the most?

This depends on your specific plan with the home warranty company you select.

Is there a difference between homeowners insurance and a home warranty in Washington?

Yes, there’s an easy way to explain the difference between homeowners insurance and a home warranty. Homeowners insurance covers catastrophic, unforeseen events such as accidents and fires. Home warranty protection, on the other hand, covers the appliances and systems in your home that fail due to normal wear and tear. When things such as your HVAC or refrigerator stop working due to normal wear and tear, a home warranty plan may make it easier (and cheaper) to repair or replace them.

Is a home warranty required in Washington?

No, home warranties are not required in Washington.

How does a home warranty work for Washington real state sellers?

Washington real estate sellers can acquire a home warranty plan for coverage for repairs or replacements of major appliances and home systems when they experience mechanical failure due to normal wear and tear during the listing period. Essentially, the home warranty helps protect the seller from unexpected repair costs if a covered item breaks down while the house is on the market.

How can you renew your home warranty in Washington?

With most home warranty companies in Washington, you'll be notified in advance whether you need to renew, or if you're already on an automatically renewing plan, you'll also be notified of any rate and/or coverage changes, no less than 30 days before your current agreement expires.

Who pays for the home warranty at closing?
In real estate, a home warranty can be paid for by the buyer or the seller at closing. For the seller, paying for a home warranty can make the property seem more appealing and help reduce the cost of covered repairs while the home is on the market. From the buyer's perspective, having a home warranty can provide peace of mind when moving in – especially if they purchase an older home.
What happens when a home warranty lapses?
A home warranty lapse happens if you cancel your agreement or if your agreement isn’t set to auto-renew and you forget to renew it. If this happens, you’ll typically have to wait 30 days before your appliances and systems are covered again. During this lapsed period, you'll be financially responsible for any repairs you may need to your household appliances.

I am very happy with Cinch. Submitting a claim with Cinch was straightforward; they sent someone out quickly. The service was much faster compared to other home warranties I've previously used. Their quick and efficient service stands out. My granddaughter submitted the claim online, and they called me soon after to set up an appointment. The tech arrived the next day, which was very convenient.
I haven't had many claims, but the one experience I had was handled swiftly and met my expectations. I rate my experience with Cinch as fabulous. Their customer service is excellent, as are the services they provide.

Cinch takes care of the customer when there's a problem. The person they decide to use follows up and texts you every step. They have good customer service and always present themselves well. Whenever you have a question, they're always there to answer it. Recently, my water heater was leaking. It couldn't be fixed so it had to be replaced. If I know somebody's looking for a home warranty, I always tell them about Cinch Home Services. They're wonderful. You don't have to go out there and look for anyone to fix anything for you ‘cause they got your back.

My experience when submitting a claim was very seamless and effortless. The tech who came knew what the issue was with the heater immediately and he ordered the fan motor. They had it the next morning and he came and put it in the next morning. It was during the winter when I didn't have heat because of it and they were really fast and on the ball.
