Common home repairs in the Magnolia State

Mississippi’s long, hot and humid summers — plus the occasional tropical storm moving up from the Gulf Coast — mean homeowners lean heavily on their home’s systems throughout the year. Here are some of the most common repairs Mississippi homeowners run into:

HVAC systems: With summer temperatures regularly climbing into the 90s, air conditioners in Mississippi work overtime for months at a stretch. That heavy use is one of the leading causes of AC breakdowns in the state.

Plumbing: High humidity and older home construction, especially in cities like Jackson and Meridian, can accelerate pipe corrosion and lead to leaks.

Appliances: Refrigerators and washers/dryers are in near-constant use and are among the most common home warranty claims in the state.

Home warranty coverage in Mississippi: What your plan should include

Given Mississippi’s climate, a home warranty plan should, at minimum, include strong HVAC coverage — air conditioning especially is essential for most of the year. From there, consider a plan that also covers the household appliances you rely on daily, such as:

  • Refrigerators
  • Dishwashers
  • Washers and dryers
  • Water heaters

What to look for in a home warranty company in Mississippi

When shopping for a home warranty in Mississippi, keeping your needs and budget in mind is important. Look for a company that offers easy-to-understand coverage and clear plan options, along with workmanship guarantees and an extensive network of service providers so your plan is there for you when you need it.

How to use reviews and testimonials to guide your decision: Reviews and testimonials are a great resource for finding the right home warranty plan. Be wary of companies with very few reviews, as this could indicate that they are not well established. Don't put too much stock into a handful of negative reviews if a company otherwise has a lot of positive feedback, and check multiple review sites to form the most objective assessment.

Understand the role of consumer reports and industry ratings: In addition to user reviews, consumer reports can be a valuable tool for finding out who the best companies in the industry are. Websites like ConsumerAffairs dive deep into how companies perform, which can help you avoid settling for a subpar home warranty company in Mississippi.

Understand service fees and coverage caps: A service fee is what you'll pay out of pocket when you place a claim. Different plans have different service fees, so read the fine print before signing a contract.

Consider the service provider network: Even a plan with excellent coverage is only as useful as its service providers. Look for a home warranty company with a large network of highly rated technicians — speed and expertise matter most when a crucial home appliance breaks down.

Frequently asked questions

Still have questions?

Let us know how we can help.

When can you buy a home warranty in Mississippi?

In Mississippi, you can buy a home warranty at any time, regardles of the age of your home or how long you've lived there.

What is a home warranty?

A home warranty is a service agreement between a homeowner and a company that states the terms under which the company will help cover the repair costs of home systems and appliances for a given period.

How long does a home warranty last in Mississippi?

The typical length of a home warranty agreement in Mississippi is one year.

Which Mississippi home warranty covers the most?

This depends on your specific plan with the home warranty company you select.

Is there a difference between homeowners insurance and a home warranty in Mississippi?

Yes, there’s an easy way to explain the difference between homeowners insurance and a home warranty. Homeowners insurance covers catastrophic, unforeseen events such as accidents and fires. Home warranty protection, on the other hand, covers the appliances and systems in your home that fail due to normal wear and tear. When things such as your HVAC or refrigerator stop working due to normal wear and tear, a home warranty plan may make it easier (and cheaper) to repair or replace them.

Is a home warranty required in Mississippi?

No, home warranties are not required in Mississippi.

How does a home warranty work for Mississippi real state sellers?

Mississippi real estate sellers can acquire a home warranty plan for coverage for repairs or replacements of major appliances and home systems when they experience mechanical failure due to normal wear and tear during the listing period. Essentially, the home warranty helps protect the seller from unexpected repair costs if a covered item breaks down while the house is on the market.

How can you renew your home warranty in Mississippi?

With most home warranty companies in Mississippi, you'll be notified in advance whether you need to renew, or if you're already on an automatically renewing plan, you'll also be notified of any rate and/or coverage changes, no less than 30 days before your current agreement expires.

Who pays for the home warranty at closing?
In real estate, a home warranty can be paid for by the buyer or the seller at closing. For the seller, paying for a home warranty can make the property seem more appealing and help reduce the cost of repairs while the home is on the market. From the buyer's perspective, having a home warranty can provide peace of mind when moving in – especially if they purchase an older home.
What happens when a home warranty lapses?
A home warranty lapse happens if you cancel your agreement or if your agreement isn't set to auto-renew and you forget to renew it. If this happens, you'll typically have to wait 30 days before your appliances and systems are covered again. During this lapsed period, you'll be financially responsible for any repairs you may need to your household appliances.

I am very happy with Cinch. Submitting a claim with Cinch was straightforward; they sent someone out quickly. The service was much faster compared to other home warranties I've previously used. Their quick and efficient service stands out. My granddaughter submitted the claim online, and they called me soon after to set up an appointment. The tech arrived the next day, which was very convenient.
I haven't had many claims, but the one experience I had was handled swiftly and met my expectations. I rate my experience with Cinch as fabulous. Their customer service is excellent, as are the services they provide.

Cinch takes care of the customer when there's a problem. The person they decide to use follows up and texts you every step. They have good customer service and always present themselves well. Whenever you have a question, they're always there to answer it. Recently, my water heater was leaking. It couldn't be fixed so it had to be replaced. If I know somebody's looking for a home warranty, I always tell them about Cinch Home Services. They're wonderful. You don't have to go out there and look for anyone to fix anything for you ‘cause they got your back.

My experience when submitting a claim was very seamless and effortless. The tech who came knew what the issue was with the heater immediately and he ordered the fan motor. They had it the next morning and he came and put it in the next morning. It was during the winter when I didn't have heat because of it and they were really fast and on the ball.
