Common home repairs in California

California’s diverse geography and economy make it a great place to live, but homeowners know repairs are inevitable. Many issues come from daily use, not disasters. HVAC systems often need service, since air conditioning runs frequently during hot summers, and heating is used in cooler areas.

Plumbing problems are common as well, especially in older homes with aging pipes that may corrode or leak over time. Water heaters can be strained by everyday demands. Electrical panels, breakers and wiring may need repair as they age, particularly when supporting modern, high-powered appliances.

Kitchen and laundry appliances — refrigerators, ovens and dishwashers — may require repairs due to worn parts or mechanical failures. Collectively, these repair needs demonstrate why many California homeowners turn to home warranty coverage to help manage ongoing service costs and reduce financial surprises.

Home warranty coverage in California: What your plan should include in California

A comprehensive California home warranty plan should focus on systems and appliances that get the most use. HVAC protection is key, since cooling systems often operate for long stretches during hot weather and heating is needed in many regions.

Plumbing coverage is essential, helping reduce costs for unexpected pipe, faucet or water heater repairs. Electrical protection — covering wiring, outlets and circuit breakers — is also important, as these parts can fail with age. Be sure the plan covers major appliances, such as refrigerators, to help offset costly breakdowns. Many providers let you add optional coverage for pools, spas or septic systems, depending on your home.

A strong plan clearly spells out what’s included, any limits, exclusions and fees, so you’ll know what to expect when something fails. Picking coverage tailored to your home’s location, age and lifestyle gives you the most practical protection in California.

What to look for in a home warranty company in California

When comparing California home warranty companies, start by reading how thoroughly each provider explains coverage, limits and fees. Clear descriptions help prevent surprises down the line. Check coverage caps, which limit the amount paid for each repair or item annually.

Reading a sample contract before enrolling gives you confidence in what’s really covered. Company reputation is key — look for consistent feedback and review complaint histories to see how they handle claims. A service provider network that’s broad, licensed and insured means faster and more trustworthy repairs when something breaks.

Responsive customer service helps you submit requests quickly if there’s a problem, including during severe weather. Consider plan flexibility: the best companies let you customize your coverage with optional add-ons, matching your California home’s age, size and features.

Compare multiple options to balance monthly costs, service fees and what’s included, so you choose the plan that best fits your needs and budget.

When can you buy a home warranty in California?

In California , you can buy a home warranty at any time, regardless of the age of your home or how long you've lived there.

What is a home warranty?

A home warranty is a service agreement between a homeowner and a company that states the terms under which the company will help cover the repair and maintenance costs of home systems and appliances for a given period.

How long does a home warranty last in California ?

A home warranty agreement in California typically lasts one year.

Which California home warranty covers the most?

This depends on your specific plan with the home warranty company you select.

Is there a difference between homeowners insurance and a home warranty in California?

Yes, here’s an easy way to explain the difference between homeowners insurance and a home warranty. Homeowners insurance relates to catastrophic, unforeseen events such as accidents, fires and natural disasters. Home warranty protection, on the other hand, is related to the appliances and systems in your home that fail due to normal wear and tear. When things such as your HVAC or refrigerator stop working due to normal wear and tear, a home warranty plan is probably worth it and may make it easier (and cheaper) to repair or replace it.

Is a home warranty required in California?
No, home warranties are not required in California.
Who pays for the home warranty at closing?

In real estate, a home warranty can be paid for by the buyer or the seller at closing. For the seller, paying for a home warranty can make the property seem more appealing and help reduce repairs while the home is on the market. From the buyer's perspective, having a home warranty can provide peace of mind when moving in – especially if they purchase an older home.

How does a home warranty work for California real estate sellers?
California real estate sellers can acquire a home warranty plan for coverage for repairs or replacements of major appliances and home systems when they experience mechanical failure due to normal wear and tear during the listing period. Essentially, the home warranty helps protect the seller from unexpected repair costs if a covered item breaks down while the house is on the market.
What happens with a home warranty lapse?

A home warranty lapse happens if you cancel your agreement or if your agreement isn’t set to auto-renew and you forget to renew it. If this happens, you’ll typically have to wait 30 days before your appliances and systems are covered again. During this lapsed period, you'll be financially responsible for any repairs you may need to your household appliances.

How can you renew your home warranty in California?

With most home warranty companies in California , you’ll be notified in advance whether you need to renew, or if you’re already on an automatically renewing plan, you’ll also be notified of any rate and/or coverage changes, no less than 30 days before your current agreement expires.

I called Cinch to address an issue, and I'm genuinely pleased with the experience. The technician who arrived displayed an excellent level of professionalism. He explained everything clearly and made sure we understood the problem. Thankfully, the issue was resolved on the first visit, and I haven't had any problems since.

After some thought, I picked Cinch Home Services for my home warranty needs due to their long-standing reputation. I initially heard about them when they were associated with another company that changed names several times, ultimately becoming Cinch. With over 30 years of history, Cinch has generally provided satisfactory services, though the quality largely depends on the service provider they subcontract for repairs.

My previous warranty program switched over to Cinch Home Services, and I've been a customer for around 15 or 16 years. Over time, I've noticed significant improvements in their service quality. When I submit a claim, I initially go through an automated system, which eventually leads to speaking with a representative. I had one claim done in one day. I've used their service a couple of times, with the last recent claim involving a plumbing issue that was resolved in about an hour. Cinch is a warranty to have. It's reasonable, too.

I opted for Cinch Home Services a few years ago, specifically through my connection with Sears, as it seemed like a cost-effective solution for home repairs. Rather than spending hundreds, I found it economically efficient to handle issues such as our garbage disposal through their service. Setting up a claim online was straightforward and self-explanatory, which made the entire process hassle-free for me.

My washing machine would vibrate when it's on the spin cycle and three of the blades on my agitator broke. I reached out to Cinch for assistance, and they sent someone to address the problem within a couple of days. Though the technician had to order the parts needed, which took a few more days, I was overall pleased with the service provided. The repair was successful, leaving my washing machine in good working order again. However, I did encounter some frustration with their answering process when initially reporting the problem. Reaching a representative was cumbersome as I had to navigate through a series of automated prompts.
